Zack DeCaro is a Connecticut broker with Property Works New England who lists East Hartford homes for a 1% listing fee plus a $400 transaction fee. He has 10+ years in real estate, 250+ homes sold personally, and $75M+ in sales volume.
East Hartford has more multi-unit housing than many Connecticut suburbs, and most of it is older. Whether you own a single-family home, a condo or a two-family, you want an agent who knows how to price and market each type. Sellers call Zack for two reasons.
He is a licensed Connecticut broker (REB.0795525) with Property Works New England, a brokerage with a Rocky Hill office. He has sold East Hartford property on the listing side, including a two-family that closed above asking (details below).
Two sellers shown on Zack's reviews page describe the process. Barbara R., a home seller, wrote on Google that "the experience exceeded every expectation." Michael Z., a multifamily seller, wrote that Zack "went above and beyond to make the entire experience easy for me."
Zack's recently sold page lists these East Hartford closings from September 2025 through September 2026:
61 Laurel St (two-family) — listed $450,000, sold $475,000, 11 days on market · 65-67 Larrabee St (two-family) — listed $365,000, sold $385,000, 7 days · 441 Main St, Unit #1006 — listed $65,000, sold $68,500, 34 days
Transaction data from SmartMLS; believed accurate but not guaranteed.
61-63 Laurel Street is a side-by-side two-family built in 1978 with six bedrooms, two full and two half baths, about 2,280 square feet and a 0.22-acre lot. At listing, one unit was leased at about $1,850 a month and the other was delivered vacant. The seller wanted exposure to both investors and owner-occupants and wanted a low listing-side commission.
Zack and Nick DeCaro listed it at $450,000 on January 22, 2026, priced from recent East Hartford two-family and small multifamily sales. The listing used professional photos, full SmartMLS and portal syndication, and separate listing remarks written for each buyer group. It went under contract in 11 days and closed on March 10, 2026 at $475,000 — $25,000 over asking and 105.6% of list price. According to SmartMLS closed-sale data, it was the highest-priced two-family sale in East Hartford for the 12 months ending March 10, 2026.
On the listing side, 1% of $475,000 is $4,750, plus the $400 transaction fee, for $5,150. A hypothetical 2.5% fee would have been $11,875. Buyer-agent compensation and the seller's other costs are not included in those figures. Read the full 61-63 Laurel Street case study.
According to Redfin's East Hartford housing market page (data for August 2026):
Median sale price is up 8.2% year over year. Homes sold rose 11.9% to 151 sales. Only 15.1% of homes had a price drop. Redfin does not publish separate multi-family figures, so for a two-family the Laurel Street and Larrabee Street sales above are closer comparisons than the town-wide median.

East Hartford's Affordable Housing Plan 2023–2028 reports about 20,700 housing units. Of those, 53.7% are single-family detached, 6.4% are two-family, 8.6% are three- and four-unit buildings, and 13.8% are in buildings of 20 or more units. About 85% of units were built in 1980 or earlier (Census Bureau, 2016–2020 ACS). Owner-occupied units make up 58.5%.
Two-family and three- or four-unit owners often sell to a mix of investors and owner-occupants. Listing remarks, rent rolls and unit-by-unit condition notes matter. Older single-family homes tend to raise inspection questions about roofs, mechanicals, electrical and basements. Deciding what to fix before listing is a pricing decision.

Listing fee: 1% of the sale price plus a $400 transaction fee. On a $330,000 sale, that is $3,300 plus $400, or $3,700. This is the listing-side fee only. Compensation for a buyer's agent is separate and negotiable.
Conveyance tax: The state charges 0.75% on the first $800,000 of a residential sale and 1.25% on the portion from $800,000 to $2,500,000, per the Connecticut Department of Revenue Services. Municipalities charge a base 0.25%, and a Connecticut Office of Legislative Research report (June 2017) lists East Hartford among the towns eligible to add another 0.25%, for 0.50% in total.
On the Laurel Street sale at $475,000, the conveyance tax would be $5,937.50. Other closing costs include attorney fees, mortgage payoff and prorated property taxes. Confirm the exact amounts with your attorney. See Zack's guide to the cost to sell a house in Connecticut.
Connecticut sellers of residential property with four dwelling units or fewer generally must give the buyer a Residential Property Condition Report before the buyer signs a binder, contract to purchase, option, or lease with a purchase option. If the seller does not provide it, the seller must credit the buyer $500 at closing, per the Connecticut Department of Consumer Protection form. That scope covers most East Hartford single-family homes, condos and two-, three- and four-family properties. Zack walks sellers through the form before the listing goes live.

Per Redfin for August 2026, the median East Hartford home spent 21 days on the market, and 76.2% of homes sold above list price. Speed depends on price, condition and property type, so a two-family or condo can behave differently from the town-wide median.
East Hartford is listed by the Connecticut Office of Legislative Research as a town charging the maximum 0.50% municipal rate. Add the state rate of 0.75% on the first $800,000 of a residential sale and the combined rate is 1.25%, or about $4,125 on a $330,000 sale. Confirm the exact figure with your closing attorney.
