Zack DeCaro is a Connecticut broker with Property Works New England who lists Hartford homes for a 1% listing fee plus a $400 transaction fee. He has 10+ years in real estate, 250+ homes sold personally, and $75M+ in sales volume.
Hartford is not one market. A single-family home in the West End, a two-family in Parkville and a condo near downtown attract different buyers and are priced differently. Sellers call Zack for three reasons.
Full-service listing at a 1% listing fee. You get pricing advice, professional photos, MLS exposure, showings, negotiation and closing coordination. The listing fee is 1% of the sale price plus a $400 transaction fee.
Experience with the full range of property types. Zack has worked single-family homes, condos and multi-family properties. Michael Z., a Google reviewer who sold a multifamily property with Zack, wrote: "Zack helped me sell my multifamily property and he went above and beyond." Read more client reviews.

Zack's recently sold page lists closings between September 2025 and September 2026. Four are in the City of Hartford:
704 Franklin Ave, sold for $425,000 · 309 Freeman St, sold for $325,000 · 170 Bond St, sold for $325,000 · 111 Coolidge St, sold for $225,000
According to Redfin's Hartford housing market page (data for August 2026):
In plain terms, the typical Hartford home sold slightly above its asking price in about five weeks. About four in ten did not sell above list, so pricing still matters. A price set too high does not get bailed out by the average.
Two more Hartford facts from the U.S. Census Bureau (2020–2024 American Community Survey): only 25.7% of Hartford housing units are owner-occupied, and median gross rent is $1,269. Most of the city is rental housing, so many sales are to investors and to owner-occupants buying a multi-family and living in one unit.

Hartford's neighborhoods are distinct, and buyers shop them that way:
West End: Includes Elizabeth Park and the governor's residence, and borders the Hartford Golf Club. Asylum Hill: A mixed residential and commercial area, home to several insurance company headquarters and the historic homes of Mark Twain and Harriet Beecher Stowe. Frog Hollow: Close to downtown and home to Pope Park and Trinity College. Blue Hills: Home to the University of Hartford. Parkville: Named for the meeting of the north and south branches of the Park River, and home to Real Art Ways. Sheldon/Charter Oak and the South End: Sheldon/Charter Oak is the site of the Charter Oak monument and the former Colt headquarters. The South End is known for Little Italy. Behind the Rocks, Barry Square, Upper Albany and Clay Arsenal are also established Hartford neighborhoods.
Why this matters to a seller: comparable sales should come from your neighborhood, not the city average. Zack builds a pricing opinion block by block and, for multi-family properties, looks at rent rolls and income as well as sale prices.
Zack works throughout the Hartford area, including Wethersfield, Newington, West Hartford, New Britain, East Hartford, Bloomfield, Rocky Hill and Manchester. See all markets we serve.
Zack's fee is 1% of the sale price as the listing fee, plus a $400 transaction fee. On a $340,000 sale, that is $3,400 plus $400, or $3,800. This is the listing-side fee only. Compensation for a buyer's agent is separate and negotiable, and all commissions and fees are negotiable.
The larger Hartford-specific item is the real estate conveyance tax. Under Connecticut law, the state charges 0.75% on the portion of a residential sale up to and including $800,000 and 1.25% on the portion above $800,000. Municipalities charge 0.25%, but nineteen eligible municipalities may add up to another 0.25%, for a maximum of 0.50%. Hartford is on the list of municipalities that can charge the higher rate.
At the higher municipal rate, the combined rate on a home sale up to $800,000 is 1.25%. On a $340,000 sale that is $4,250. Other closing costs, such as attorney fees, any payoff costs and prorated property taxes, are separate. For more, read what it costs to sell a house in Connecticut.
Connecticut sellers of most one- to four-family homes must provide the buyer with a residential condition report. Under Connecticut General Statutes 20-327c, if the seller does not provide the required report, the buyer receives a $500 credit at closing. Many Hartford properties are multi-family, so it is worth confirming early which forms apply to yours. Zack walks sellers through the forms before the home is listed so there are no surprises at the contract stage.

Redfin reported a median sale price of $339,775 in Hartford for August 2026, up 7.9% from a year earlier. Prices vary widely by neighborhood and by single-family versus multi-family, so a home-specific estimate is more useful than the citywide number.
Redfin reported a median of 37 days on market in August 2026, and a sale-to-list price ratio of 102.2%. About 59.6% of homes sold above list price.
Typical seller costs are the listing-side fee, any buyer-agent compensation you choose to offer, Connecticut's conveyance tax (up to 1.25% combined on a sale up to $800,000 in Hartford), your attorney's fee, any mortgage payoff and prorated taxes. With Zack, the listing-side fee is 1% plus $400. Commissions are negotiable and not set by law.
