What You Should Know Before You Start

How much do I need for a down payment?

It depends on the loan type. Conventional loans often start around 3-5% down, FHA loans typically require about 3.5%, and VA loans can allow 0% down for eligible veterans. Putting down 20% avoids private mortgage insurance (PMI) but isn't required to buy.

What are closing costs, and how much should I budget?

Closing costs typically run about 2-5% of the purchase price and cover things like lender fees, title insurance, attorney fees, recording fees, and prepaid items like property taxes and homeowner's insurance. We'll walk you through an estimate specific to your purchase.

How long does the buying process usually take?

From an accepted offer to closing, plan on roughly 30-60 days, largely driven by your lender's timeline for appraisal and final loan approval. Cash purchases can close much faster.

What's the difference between pre-qualified and pre-approved?

Pre-qualification is a quick, informal estimate based on what you tell a lender. Pre-approval involves the lender actually verifying your income, credit, and assets, and carries much more weight with sellers — especially in a competitive market.

Do I really need a home inspection?

We strongly recommend it. An inspection can uncover issues with the roof, foundation, electrical, plumbing, or HVAC that aren't visible on a walkthrough — giving you the chance to negotiate repairs, a credit, or walk away before you're committed.
