Sell My House in Clearwater, FL: 2026 Market Guide

September 20, 2026•4 min read

Quick answer: Clearwater has shifted toward buyers. Redfin's August 2026 data put the median sale price at about $395,000, up 11.2% from a year earlier, but the median home took 52 days to sell, closed at about 95% of asking, and nearly four in ten listings took a price cut. Clearwater sellers who price right from day one avoid the cut-and-wait cycle.

The Clearwater market by the numbers

Redfin's data for Clearwater, August 2026:

  • Median sale price: about $395,000, up 11.2% year over year

  • Homes sold: 436 in the month

  • Median days on market: 52

  • Sale-to-list ratio: about 95.2% — the typical home sold for roughly 5% under asking

  • Sold above list: about 8.7% of homes

  • Homes with price drops: about 39%

Redfin scores Clearwater as "somewhat competitive." The rising median partly reflects which homes are selling; it does not mean every home is worth more. Most sellers are negotiating, and a large share of listings are cutting price. For the regional picture, see whether Tampa and St. Pete are a buyer's or seller's market.

What makes selling in Clearwater different

  • Beach and mainland are different markets. Clearwater Beach, Sand Key and Island Estates draw second-home and waterfront buyers with specific questions about elevation, seawalls, flood insurance and short-term rental rules. Mainland neighborhoods like Countryside draw primary-home buyers focused on price, schools and commute.

  • Condos are a big share of the market. Many Clearwater condo buildings are subject to Florida's milestone inspection and structural integrity reserve study rules. Buyers will ask about reserves and special assessments. See our guide to Florida condo milestone inspections and SIRS.

  • Storm and flood questions come first. After the 2024 hurricanes, buyers want to know about flood zone, past water intrusion and repairs. Florida law now requires sellers of residential property to give a flood disclosure covering past flood insurance claims and federal flood assistance.

  • Insurance shapes offers. A newer roof, a four-point inspection and a wind mitigation report can lower a buyer's premium and widen your pool of buyers.

What it costs to sell here

Florida charges documentary stamp tax on the deed of $0.70 per $100 of the sale price, which the seller customarily pays. On a $395,000 sale, that is about $2,765. In Pinellas County the seller also customarily pays for the owner's title insurance policy, though that is negotiable. Add your mortgage payoff, prorated property taxes and any HOA or condo estoppel fees. Clearwater is in Pinellas County, so the breakdown in what it costs to sell a house in St. Petersburg applies here too.

The listing fee is the part you control. On that same $395,000 sale, a 2.5% listing-side commission is about $9,875. A 1% listing-side fee is about $3,950 plus a small transaction fee — a difference of roughly $5,925 before that fee. That is an illustration, not a guarantee; buyer-agent compensation is separate and negotiable. See how the 1% program works.

How to sell well in Clearwater

  • Price right the first time. With about 39% of listings cutting price, starting high usually means selling later and for less. Use recent sales in your neighborhood and flood zone.

  • Answer the insurance question up front. Four-point and wind mitigation reports, roof age and any flood elevation certificate belong in the listing packet.

  • For condos, have the association documents ready. Budget, reserves, inspection status and any assessments. Buyers and lenders will not move without them.

  • Expect to negotiate. Decide in advance where you will flex on price, repair credits or closing date.

Clearwater seller questions

Is Clearwater a buyer's market? The latest numbers lean that way: below-list sales on average, a long median time on market and a high share of price drops. Well-priced, well-prepared homes still sell.

Should I wait for prices to go up? The median rose year over year, but carrying costs — insurance, taxes, HOA fees — add up while you wait. Compare the cost of waiting against what a pricing review says your home is worth today.

How long will it take to sell? The median was 52 days in the latest data. Beach condos and homes with storm or insurance questions can take longer.
